You have to sell or rent a property: apartment, house, land, casot… What are the mandatory Real Estate Diagnostics? What is the lifespan of the expertise carried out? You are lost in the complexity of these new obligations! Don't worry, our real estate agency of Collioure gives you in our real estate blog some simple explanations. Do not hesitate, consult it for a study, an advice, a price! Real estate diagnoses are compulsory for the sale or rental of property, including land with “casot” shelter, cellar, garage and common areas.List of diagnostics relating to a sales file:
- - Status relating to the presence of termites (even new). Validity: 6 months.
- - Energy Performance Diagnosis (DPE) (compulsory when a heated property is put up for sale). Validity: 10 years.
- - State of natural, mining and technological risks (even new). Validity: 6 months.
- - Typical measurement Carrez law for the private parts (compulsory only for the properties in joint ownership).
- - State of electrical and gas installations over 15 years old. Validity: 3 years.
- - Search for products containing asbestos for homes or common parts of property built before July 1997. Please note, any owner of private parts built before this date must be in possession of an “Asbestos Private Parts File”. Validity: for life if no asbestos detection (except change of law) or regular control in the event of risks.
- - Search for lead in paints for dwellings or common areas of property built before 1949. Validity: for life if no lead (except change of law) or 1 year if presence of lead with risk of degradation.
List of diagnoses relating to a rental file:
- - Energy performance diagnostic. Validity: 10 years.
- - State of natural, mining and technological risks (even new); Validity: 6 months;
- - “Boutin” law type measurement.
- - Search for lead in paints for dwellings of property built before 1949. Validity: for life if no lead (except change of law) or 1 year if presence of lead with risk of degradation.
