This will allow you to set a price you can&#8217;t exceed. It is therefore essential, before negotiating the price of the property, to evaluate your budget or financing capacity. To estimate the price of the property, start with the price per m\u00b2 and take into account certain criteria to refine the estimate:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>The age of the property<\/li>\n\n\n\n<li>The condition of the property<\/li>\n\n\n\n<li>The equipment  <\/li>\n\n\n\n<li>The location of the property<\/li>\n\n\n\n<li>The orientation of the property<\/li>\n\n\n\n<li>Possible work to be done<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Some websites allow you to make this type of estimate.  <\/p>\n\n<p class=\"wp-block-paragraph\">Estimating the price of the property is not enough because you will have to <strong>anticipate additional costs<\/strong>, such as notary fees (7 to 8% of the sale price), moving expenses, and any work to be done. To negotiate the price of the house, it will be necessary to take into account the total cost of the purchase of the house in Collioure, including expenses.  <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"3-evaluer-les-travaux-a-effectuer\">3. Of course, using a professional will incur agency fees, but often the gain is far greater than the expense.  <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"7-prendre-son-temps\">7. Take your time<\/h2>\n\n<p class=\"wp-block-paragraph\">An important tip is to take your time! If the property is not necessarily in high demand, there is no need to hurry. You can always give the seller time to think about it and call him back later, maybe he will accept your proposal after a few weeks of reflection.  <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"8-negocier-les-frais-d-agence\">8.
